It’s a seller’s market

With figures showing the number of houses coming on to the market is at an 11 year low it seems now is the time to put your house on the market if you are looking to sell.

If you are buying there are a number of things you can do to make yourself the most attractive bidder to the seller. We would recommend seeing a mortgage advisor and having a mortgage in principle before you even begin making offers. Be open about your situation, if you are a first time buyer or have sold your property already tell the seller this.

If you have a property sell, make sure the house is being marketed to its potential. If you are going through an agent, check them out before instructing them. Pick an agent who knows the local area and will actively market your property, that means contacting those registered with them as soon as possible. Finish off those DIY jobs before the agent takes the photographs. Filling a few holes in the wall or repainting where the guttering overflowed may only cost a few pounds to you but to a potential buyer they might put them off even bidding.
